The most important factor is location. You have heard it many times and you will continue to hear it. Location matters most. This is true because houses can always be replaced, but land cannot. If you have a desirable location, one that everyone wants, your home will sell faster and for a better price than a similar home elsewhere. Location means more than just the view. There are other elements that come into play.

Neighbourhood is another important factor. In some cities, the durability of home values may vary from one neighbourhood to another. If you have the same house and move it a few blocks, it may be worth significantly more or less. Again, the neighbourhood is a large factor in the demand for the house and the price people are willing to pay.

Similarly, proximity to public transportation and amenities like shopping and other services is another critical factor. Buyers want to live in homes that are close to parks, schools, libraries, churches, synagogues, etc. This is particularly true considering the rising cost of fuel.

The overall appearance of the neighbourhood is also important. How well do the owners maintain their properties? Do the homes indicate that there is pride of ownership? Obviously, rundown properties will negatively impact the value of properties.

Demographics also play a large role. If a purchaser has a young family, they will likely want to move into a neighbourhood with young families as opposed to one full of empty nesters.
